Clogged filtersHVAC systems are complex machines and require regular maintenance to function at peak efficiency and to avoid expensive repairs. It is important not to ignore minor issues because they can become major problems in the future. While regular maintenance done by a professional twice a year is encouraged, there are things you can do yourself and learn to look out for to keep your system running smoothly.

Common Home HVAC Issues

Dirty Ductwork

Amid all the important parts of the HVAC system, one of the more overlooked pieces is the ductwork. Dust, allergens, and debris can accumulate in your air ducts over time, leading to a reduction in air quality and a slower airflow. This buildup can force your system to consume more energy as it works harder and puts premature wear on the system.

Dirty Coils

Both the evaporator and condenser coils play important roles in the heat exchange function of your HVAC unit. When they become coated with dirt and grime, your coils can struggle to effectively transfer heat. The system will need to run longer to reach the requested temperatures, which can lead to higher utility bills and put strain on the components.

Air Handle Malfunction

The air handler is responsible for circulating conditioned air throughout your home. Malfunctions such as a faulty motor or broken fan belt can disrupt airflow and compromise comfort levels. If not addressed promptly, it can lead to overheating or freezing of the system’s components.

Drainage Problems

As they operate, HVAC systems create condensation that should efficiently drain away. Clogged drain lines or damaged condensate pans can result in a myriad of water leaks and potential water damage to your property. Also, standing water can create a breeding ground for mold, mildew, and other health risks to occupants.

Malfunctioning Thermostat

The thermostat serves as the command center for your HVAC system, regulating indoor temperatures. Whether due to wiring issues or sensor problems, a malfunctioning thermostat can cause erratic temperature fluctuations or prevent the system from turning on/off as programmed. This not only compromises comfort but also strains the entire HVAC system. Check your owner’s manual to ensure the thermostat is configured correctly and contact a professional HVAC contractor to inspect it if you are still having problems.

Refrigerant Issues

Proper refrigerant levels are critical for efficient HVAC operation. Leaks or insufficient levels can lead to decreased cooling or heating capacity. Operating with low refrigerant can also damage the compressor, one of the most expensive components to replace in an HVAC system.

Clogged Filters

A clogged or dirty air filter is perhaps the most common HVAC issue there is. Filters trap dust, pollen, and other airborne particles to maintain air quality and protect HVAC components. A clogged filter has restricted airflow, forcing the system to work harder and increasing energy consumption. This strain can cause overheating and premature system failure if filters are not regularly cleaned or replaced. You can do this yourself every 2-3 months depending on your system’s guidelines.

Weird Noises

While not necessarily a specific issue, unusual sounds coming from your HVAC system are often indicators of underlying issues. Any odd banging, rattling, or squealing sound might mean a loose component somewhere, or worn-out belts, or a piece of debris trapped somewhere in the system. Ignoring these audible clues can lead to more extensive damage and higher repair costs down the line.

Insufficient Maintenance

Regular maintenance is the best preventative measure against small issues snowballing into big repairs. When maintenance gets neglected, worn-out parts and strange noises can go unnoticed. Warning signs are only effective when people notice them. While there are some simple maintenance tasks you can perform yourself, some things like determining refrigerant leaks, electrical issues, or replacing major components requires a professional with special equipment and training.
